From the full universe of tracked buildings, we curate the top 250 by investment score as a starting point for buyers and investors — but every scored building is browsable and searchable.
The CI Score
At the center of the platform is the CI Score — a single 0–100 investment rating for each building. It is a weighted blend of seven components computed from the underlying market data, with a confidence penalty applied when a building has thin data coverage:
- Price Trend25%Annualized appreciation rate derived from historical sale records.
- Market Speed15%Median days on market — faster-selling buildings score higher.
- Liquidity15%Active for-sale and for-rent inventory relative to total units — less standing inventory scores higher.
- Rental Yield15%Estimated gross rental yield.
- Sales Volume15%Closed transactions over the trailing 12 months.
- Value Position10%Price per square foot relative to the market median.
- Building Quality5%Building age as a proxy for condition and vintage.

How we source our data
Our intelligence is built from MLS listing and sale data together with county and other public records, refreshed on an ongoing basis. We do not invent numbers — every score and metric traces back to a real record. For the full sourcing details and the exact computations, see our methodology.
